I have been really invested in the One Room Challenge lately, and it has eaten up a lot of my time. In fact, this week was one of the hardest (they said it would be!) because of so many things, which I will get into for tomorrow’s post about moving into week four. However, I did finally get a chance to tap back into my real estate investment side and make it out to the big rehab we are doing in San Antonio. I was checking on the progress and wanted to give you all a look inside.
Project Start
This little fixer upper really got started once we were able to get 40% of the rehab bid to the contractor, so I met him at the property and filmed my little introductory walk through for you guys:
That was on Monday, April 1. Things started moving pretty quickly after that!
Foundation
We got foundation out there that Wednesday and by the end of the week, foundation was pretty much complete. They had the engineer come out and check it over the next Monday and were going to perform a static plumbing test, but there ended up not being a sewage clean out area, so they haven’t been able to wrap up their work until that has been installed. Who would have guessed that the plumbing wasn’t up to date??
Foundation went pretty quickly and once they were more or less finished, our contractor moved the dumpster in that following Monday/Tuesday (about a week after the check exchange).
Demolition
After they were able to get the dumpster in place, they went to work on removing the trash and debris from inside of the house – I’m sure you all noticed how much stuff was left behind?
They apparently hauled it out of the house and into the yard because the dumpster was a little delayed and then filled up two dumpsters full while taking the house down to the studs on the inside.
They also removed a wall during this process to give it more of an open concept, which makes this tiny little house look a lot bigger.
We are going to be shifting the back door, as seen in the picture above, to the left so that we can squeeze a little bit more cabinetry/kitchen work space in. Then right to the left of that should be a laundry room door, so that we can add an in-home laundry/utility room.
Mold Remediation
Mold remediation happened immediately after the demolition, which was so super necessary. They sprayed everything down – 100%. I am so grateful to the contractor that he recognizes that just because you can’t see mold, doesn’t mean it isn’t there. Several molds are airborne – they create little spores that are meant to be carried through the wind in order to attach to other surfaces. I’m not sure if you could tell in that walk through, but you can see those spores just flying around like crazy. So, I didn’t salvage much at all from this house and really appreciated the remediation of 100% of the surfaces.
Insulation
This house had no insulation prior to this renovation, so they installed the roll insulation in the walls and plan to blow loose insulation up in the attic once the ceiling is in.
Roof and Other Systems
The new roof is also complete, which protects the renovations going on inside from getting ruined. With the storm I braved to get video/pictures today, I am thankful for that new roof!
From what I have been told, the rest of the systems are up next. They will need to move the water heater from the center of the house to one of the perimeter walls, which will involve some re-plumbing. That clean out also needs to be installed. The electrical wiring is also pretty bad, so they will be re-wiring for the new fixtures throughout. Finally, we are installing a new HVAC system so the home will have central A/C instead of window units, so they need some room to work in the attic and walls for a bit longer.
So, in three weeks I feel like we have made so much more progress than the last time we took part in a major renovation. We have had just a few minor hiccups so far but we are working together as a team to get past them, which makes such a huge difference for everyone involved in these bigger jobs.
